Repair charges

Our Repairs Team can support you with repairs.

We can carry out all kinds of repairs, even helping to update your home. There are some repairs that we will carry out for free and some that are chargeable to you.

When damage to a property is our responsibility, the repair will be carried out at no charge to you. Where the responsibility of the repairs falls to the resident – whether by accident or through neglect or misuse - there will be a charge to have the item repaired or replaced.

Common repairs such as replacing key locks/keys, unblocking toilets and sinks, and clearing garden waste will incur a charge. These costs will be based on the specific repair and are very competitively priced. You can find a longer list of example repairs below.

Wear and tear

Of course, repairs – whether internal or external - may be necessary from time to time as a part of natural wear and tear. Where this is clearly the case, we will not seek to charge you for any such repairs carried out.

Quotes for additional repair services

Our Repairs service will also help you with any other repairs which are currently your responsibility but that you would like us to carry out. Examples of these services could include: fitting new blinds and shelves, fixing electrical sockets or fitting extra door locks. For such repairs, you will be able to obtain a quote from our team. You are not obliged to use our team for such services and can use to compare with a suitably qualified contractor. A longer list of examples of these types of repair can be found on the next page.

Fair and reasonable

Please be assured that any repair work that results in a rechargeable action to you will be reviewed on an individual basis. We will only look to recharge where residents have not complied with their tenancy agreement.

Example of repair recharges:

Blockage: clear blockage to waste fitting, flush out and test.

Dwelling: gain access for tenant locked out

Shower: renew any shower hose and spray

WC Pan: renew single or double flap toilet seat

Light Fitting: take down, clear away and renew any size fluorescent tube.
