About Grace House

Grace House, our newly built sheltered scheme in St John’s Wood, provides 170 self-contained one and two-bedroom flats for over 55s.

The building is mixed tenure with 17 Market Rent units, including two penthouses with views of Regents Park and the City.


The facilities we provide

Residents live independently in their own self-contained flats. Every flat has a walk-in shower and mounting points for future installation of adaptations throughout the bathroom. All units are connected to the emergency call system.

Grace House boasts a solar panel array, air-source heat pumps and climate control technology that monitors and adjusts the temperatures in communal areas by automatically opening and closing the windows. There is also a connection point for a district heating system should one be implemented in future in the St John’s Wood area.

The building is split into two cores which can be compartmentalised from each other in the event of a fire. There are residential and commercial sprinkler systems and firefighting lifts enabling Fire Services to move around the 13 floors quickly and evacuate vulnerable residents.

We have contracts with external agencies for cleaners, gardeners, and window-cleaning to service the shared areas, and residents can also call on our centralised repair service.

How we manage the scheme

Louiza Chronopoulos is the Edna House Portfolio Manager and is supported by two Service Officers' a Service Manager and an onsite caretaker, who are responsible for the day-to-day running of the scheme including monitoring residents' ability to live independently, completing referrals to external agencies when in-home help or support may be required.

Residents are at the heart of what we do and we have weekly coffee mornings to interact with residents and find out what services and activities they would like to have at Grace House

Service Manager - Alex

Alex joined C&C in April 2019 as Service Officer after deciding to transition from Housing Enforcement. He has a long history with C&C as the grandson of a former resident of Dora House, the building formerly on the site of Grace House, and specifically wanted to work for C&C.

Starting in Homeless Support with the City of Westminster, Alex has a history of Housing Management roles with Local Authorities and Housing Associations with notable periods at Look Ahead Care & Support and RBKC post Grenfell.

Portfolio Manager - Louiza

Louiza started her employment with C&C in 2011 and has held a number of roles within the company including Supported Housing Manager, Senior Scheme Manager and Portfolio Manager.

Louiza oversees the Westminster patch which includes Ada Court, Edna House and the newly developed Grace House. She also manages Leamington Park a Supported Housing scheme in Ealing.

Louiza worked for Camden Council for a number of years as a manager of street homeless hostels and cold weather shelters and has managed a number of Supporting People contracts for various Housing Associations.

How we support residents

Our Scheme Service Officer provides new residents with a tenancy pack, including their tenancy agreement and a resident’s handbook, outlining their rights and responsibilities. They also provide details about the local area.

The Scheme Service Officer will then work with each new resident to draw up an individual support plan. This may include support with daily living skills such as claiming benefits, making rent payments, sorting out rent arrears and reporting repairs. Residents who need more support can be referred to specialist agencies.

Activities at the scheme

Residents are at the heart of what we do, and we have weekly coffee mornings to interact with residents and find out what services and activities they would like to have at Grace House.

A number of regular and one-off arts, fitness and events are provided by our Engagement Team. Some of these may happen offsite.


What's in the area

Grace House is within walking distance from St John’s Wood High Road and Church Street Market for shopping needs and green spaces. Regents Park is just a 5 minutes stroll away.

Lords Cricket Ground, Regents Park Mosque and Abbey Road are local landmarks within walking distance.
