Vivian Court sheltered scheme provides 119 self-contained studio flats and 37 one bedroom flats for people aged 55+. Although there are no units specifically for disabled people, we do have flats that are suitable for wheelchair users. The scheme aims to support independent living.
The scheme was built in 1968 and is situated on a pleasant road in the sought-after postcode of Maida Vale. It has attractive gardens at the front and side. New residents come to us as referrals from Camden Council.
Residents particularly value the security and company they get from living at Vivian Court, as well as the convenience of living close to the amenities on nearby Kilburn High Road.
Residents live independently in their own flats and can ask for support from the Portfolio Manager if they need it. There is also an emergency call system to all flats.
The scheme’s communal facilities include:
- a front reception area with chairs and the main office
- a communal lounge with a flat screen TV and a small kitchenette
- a dining room for activities
- a laundry
- one guest room available for a reasonable charge
- an IT room, with three computers – the scheme has WiFi
- three passenger lifts and one service lift
- attractive gardens
- limited parking – 19 spaces only.
We employ cleaners and gardeners to service the shared areas and residents can also call on our centralised repair service, C&C Direct. Medical and other professionals call at the scheme when required.
Our portfolio managers are responsible for the day-to-day running of our sheltered schemes, aiming to keep things running smoothly, with good team work, empathy and organisation. They also maintain links with outside agencies.
They a oversee rent collection and keep up good links with the local Housing Benefit department and the Department of Work and Pensions, so that residents can be supported to claim benefits.
New residents are provided with a tenancy pack, including their tenancy agreement and a resident’s handbook, outlining their rights and responsibilities.
There are two full-time sheltered housing officers at Vivian Court, whose job involves helping to manage the scheme, as well as providing support to residents so that they can continue to live independently.
To support residents, our sheltered housing officers work with them to draw up an individual support plan. This can include support with daily living skills such as claiming benefits, making rent payments, sorting out rent arrears and reporting repairs. Residents who need more support can be referred to specialist agencies.
The friendly atmosphere at our sheltered schemes is important to us, so we recruit people who are warm, open and sensitive to the needs of older people. We expect our staff to be respectful, honest and trustworthy.
As well as informal socialising, regular activities at Vivian Court include:
- weekly coffee mornings
- monthly visits by Age Concern advisors
- summer barbecues in the garden
Activities are provided by our Arts and Events team. These may take place off site.
We regularly hold roadshows, conferences and assemblies to allow for our residents to have an opportunity to communicate with us clearly and directly.
Vivian Court is five minutes’ walk from the library and 10 minutes’ walk from the shops on Kilburn High Road.
Some residents use the Kingsgate Day Centre, which provides transport. It has a lunch club and runs various activities. Vivian Court also has links with KOVE (Kilburn Older Voices Exchange), which is based at the Day Centre and successfully lobbies for better facilities for the area’s older population.
Vivian Court is a bus ride away from Kilburn Grange Park, but the scheme is also close to Regent’s Park.
Transport in the area is good. Kilburn Park station is on the Metropolitan Line. Kilburn High Road is an overground station with trains to Euston and Watford Junction.
