Grace House
After a few years of redevelopment, Grace (formerly called Dora) House reopened in August 2022.
A modern development consisting of 170 units, 17 of which are market rent and 153 affordable housing.
Given its name following a resident competition, Grace House delivers adaptable apartments that exceed the Mayors’ space standards, specialist services for residents and a range of communal facilities.
Grace House also boasts environmental benefits, including electric vehicle charging points, air source heat pumps to provide low-carbon heating and hot water, and solar panels to generate renewable electricity.
Grace House was formally opened by Lord Richard Best, social housing minister, in October 2022.
We collaborated with ex-Dora House residents on a number of aspects of the new build, from finishes and fixtures and fittings to communal landscaping.
Grace House residents
Former residents of Dora House were given the right to return to the redevelopment, and many took advantage of this opportunity. New applicants, were allocated by Westminster City Council’s housing department.

Dora Chapters
We captured the process of the redevelopment in eight ‘chapters’. It explores key elements involved in a redevelopment, including how residents felt at different stages and worked with us to find inspiring solutions.
