About Moray House

Built in 1979, Moray House sheltered scheme provides 28 self-contained studio flats and 11 one-bedroom flats for those over 55s.

The scheme aims to support independent living and was initially built by from St Pancras and Humanist Housing Association and passed over to Central & Cecil in 2010. New residents come to us as referrals from Kingston-upon-Thames Council.


The facilities we provide

Residents live independently in their own flats and can ask for support from the Service Officer if they need it. There is also an emergency call system to all flats. Some flats have shower or wet rooms, while others have baths.

The scheme’s communal facilities include:

  • a communal lounge
  • a laundry
  • a guest room available for a reasonable charge
  • staff offices, including one that doubles as a library – the library service calls regularly to change the books on offer
  • two lifts
  • a small communal garden area with seating and a decorative garden to one side at the front – accessible by some ground-floor flats
  • a very small car park (seven spaces only) – residents’ permits, or meter tickets are required to park in the street.

We employ cleaners and gardeners to service the shared areas and residents can also call on our centralised repair service.


How we manage the scheme

Tracey Morgan is the Portfolio Manager for Blackham House, supported by Service Officer Phil. Phil is responsible for the day-to-day running of the scheme and maintains links with outside agencies.

Tracey began her career with C&C at 17 years old, straight from College. Her first role was as a Care Assistant at one of our Care Homes. Tracey was then offered various secondment roles, eventually leading her to secure a role as Area Manager for Care.

After working in the Care Department for 27 years, she was offered and accepted the position of Senior Scheme Manager for Sheltered Housing. Two years ago, Tracey was offered her current role as Portfolio Manager overseeing Westminster Sheltered schemes and West London General properties.

Activities at the scheme

As well as informal socialising, activities are organised such as coffee mornings, film club and aromatherapy. A number of regular and one-off arts, fitness and events are provided by our Engagement Team.


What's in the area

Moray House is a few minutes’ walk from branches of Waitrose, Sainsbury’s, Boots and an M&S food store. There are plenty of coffee and charity shops around the centre of Surbiton, as well as banks, a library and a post office.

Surbiton is only a mile from the Kingston shopping centre. St Mark’s Church (CofE) is a short walk from Moray House and there are churches of other denominations in the area. The scheme is a short walk from the River Thames.  The green spaces of Hampton Court and Richmond Park are also nearby.
